Explaining the Home Inspection Process

Home Inspection Services conducts a comprehensive evaluation of both the interior and exterior of the home. Inspectors require full access to the property, including all structures on the lot, attached rental units, and every room within the dwelling.

The inspection includes, but is not limited to:

• Overview photos of each room and the exterior of the home
• Roofing photos (captured from the ground using a camera pole)
• Water heater photos
• Electrical panel photos
• Photos beneath each sink to assess plumbing systems and fixtures
• Photos of ceiling and wall conditions, including any custom features (e.g., crown molding, textured ceilings)
• Flooring photos and conditions (tile, carpet, laminate, etc.)
• Personal property documentation for Coverage C items, if applicable
• Attic photos, when access is reasonably available (e.g., pull-down stairs)

NOTE: We will ask ahead of time for the insured to move or remove items to document cabinet floors and/or sides.

The purpose of the inspection is to accurately document the current condition of the home. If any signs of existing disrepair are identified, they will be noted by the inspector. At the discretion of Underwriting, the homeowner will be given an opportunity to repair the damage. Terms and conditions apply.

Additionally, inspections may uncover issues that could lead to future damage or liability concerns, including:

• Corroded or improperly installed plumbing supply lines
• Potential insulation deficiencies or water intrusion identified through infrared cameras and moisture meters
• Trip-and-fall hazards or liability exposures (e.g., uneven walkways, unfenced pools)
• Exterior maintenance needs, such as waterproofing, sealing cracks, or replacing rotted siding
• Appliance age and condition, helping homeowners plan for future maintenance or replacement
